DESIGNED TO IMPRESS AND DELIGHT

BW Galerija has been designed to seamlessly integrate and extend Belgrade’s existing street grid, extending the spirit and fabric of the streets into and through the building. To achieve this, a series of different streets with different characteristics will define the distinct zones within the Galerija of the Lux Street (classic and luxury), High Street (modern and chic), Arcade and Laneways (young and casual).

The wide skylights that stretch above all main streets and squares create a sense of openness and enhance the feeling of connectedness with the surrounding urban area and the river.

7% ECONOMIC GROWTH IN 3 YEARS

Over the past three years, Serbia and Belgrade have shown a high level of economic growth increasing by 7%. The country also has balanced its national budget, maintained low national debt at less than one third of its GDP, and amassed foreign currency reserves amounting to over 14 billion dollars.

Belgrade now accounts for 40% of Serbia’s economy, and has become Southeast Europe’s financial and business centre with rising levels of direct foreign investment. According to National Statistics Institute, 7% of household monthly expenditures in Belgrade is spent on shopping and bars and restaurants.

Macroeconomic stability together with market size, business costs, human resources, geographical location and investment infrastructure are just some of the reasons why Belgrade is now projected to grow even further over the coming years.

RETAIL BUSINESS RISING

The retail business in Belgrade is growing, encouraged by the ambitious developments along its Waterfront. With 61 m2 GLA per 1,000 inhabitants, Belgrade is the most under-supplied capital city in Europe. Most of the anchors tenants are from the category of mainstream brands while the selections of luxury brand are presented mostly in multi-brand stores.

PULLING IN THE CROWDS

Belgrade’s fusion of styles attracts an increasing number of tourists and new citizens drawn to its heritage, cultural scene, dynamic nightlife and
cosmopolitan spirit. It has established itself as one of the key destinations for those seeking something new and different in the already familiar European landscape. The kindness and hospitality of its inhabitants, the restaurants and cafes that pulsate with life day and night, its rich and affordable gastronomic offering and shopping opportunities are all reasons for the growing number of tourists that visit Belgrade.

ONE OF THE MOST ACCESSIBLE LOCATIONS IN BELGRADE

Belgrade Waterfront is well-positioned along the east (right) bank of the river Sava opposite New Belgrade. It is connected to New Belgrade (west Sava
bank) by four nearby bridges and to the city centre by main traffic arteries and boulevards. The site offers excellent accessibility: it is just a 15-minute drive from Airport City Belgrade with direct access to the highway, within 2km of the emerging central business district, just 500m from Belgrade Central Station, and within walking distance of the historic city centre. The Waterfront overlooks the significant historic site of the Belgrade Fortress providing an opportunity to connect future residents with the exceptional cultural history of Belgrade.

A TRANSPORT NETWORK THAT DELIVERES

Air Serbia was launched as the national airline of the Republic of Serbia in October 2013. From its Belgrade hub at Nikola Tesla International Airport, Air Serbia flies to 44 passenger and cargo destinations in Europe, the Mediterranean, the Middle East and North America. The airline also offers long-haul and international destinations in Asia, Australia and Americas through its codeshare partners and its equity partner, Etihad Airways.

The number of passengers at Belgrade Airport Nikola Tesla has increased by 13% in the past year, which is set to increase as a result of the recent signing of the agreement between Serbia and China on mutual abolition of visas.

The train is also part of the public transport system. It now touches the region of Belgrade Waterfront and is a significant connection with the right bank of the Sava river. This robust and efficient transport network is ready to support the growing demands of the region.
